Follow these tips from the Center of Disease Control to help keep your Sarasota or Manatee home mold-free and healthy this summer.

  • Keep the humidity level in your home between 40 and 60%. Use an air conditioner or a dehumidifier during the humid months in damp places.
  • Be sure your home has adequate ventilation. Use exhaust fans in the kitchen and bath areas that vent outside your home.
  • Make sure you close dryer vents from outside your home.
  • Fix any leaks in your home’s roof, walls or plumbing so mold doesn't have moisture to grow.
  • Clean up and dry out your home quickly within 24 to 48 hours after flooding.
  • Add mold inhibitors to paints before painting.
  • Clean bathrooms with mold killing products.
  • Remove or replace carpets and upholstery that have been soaked and cannot be dried promptly.
  • Consider not using carpet in rooms or areas like bathrooms, kitchens; places that have a lot of moisture.

Your AC system may not be as efficient as you think. 

Air conditioning efficiency is measured according to a Seasonal Energy Efficiency Rating (SEER). Current government standards require a minimum SEER of 10. Sadly, manufacturers can say that rating is "high efficiency", even though it's the lowest efficiency you can buy today. Units with a SEER of 11 or 12 can be labeled "super high efficiency and those over 12 can be labeled "ultra-high". 

Unfortunately, there are many other factors that can adversely affect an AC system's efficiency -- causing an increase in energy costs and a potential decrease in cooling comfort. For instance, air duct leaks can lead to losses of 30% or higher. Other issues include improper refrigerant charge, dirty outdoor or indoor coils, impeded or low air flow and recirculation can raise your bills (and your blood pressure).

How do you know when it's time to replace your home's AC System?

If you're operating an air conditioning system in Sarasota or Manatee county that's 12 years old or more and it's frequently breaking down, it's time to say bye-bye. Replacing it with newer technology can save you up to 60% on your operating costs. So, it will actually pay for itself in a relatively short time. If the system is between 8 and 12 years old, consider replacing it if it breaks down unless it costs less than $200 to fix. If the system is over 5 years of age, it's usually OK to repair it unless it's a compressor failure and the compressor is out of warranty. Here are some energy saving ways to avoid mold problems in your Sarasota or Manatee County home while you're away.

First, close your curtains and blinds to help block the heat from the sun. Then, if you have a programmable thermostat, set it to run the AC at 72 degrees for two hours each day just before sunrise and 88 degrees the rest of the time. This will remove a major amount of moisture from the cooler morning air when the relative humidity is higher and your air conditioner is running more efficiently. Keep your thermostat at a constant 75 degrees if it's not programmable. Also, consider installing a dehumidistat.
